Title: Mortgage Loan Processor

Reports to: VP Of Finance and Operations

Time Requirements: 30 hrs per week

Status: Non-Exempt

GENERAL DESCRIPTION:

The Jr Loan Associate is responsible for educating and assisting borrowers through the closing process, including recertifying income and credit worthiness, preparing all contract, loan, and closing documentation, and coordinating closing logistics. We are seeking a motivated and detail-oriented Jr Loan Assistant to join our dynamic team. In this entry-level position, you will assist in the loan origination process, working closely with clients to facilitate their mortgage needs. The ideal candidate will possess strong analytical skills and a foundational understanding of mortgage processes, including underwriting and servicing. This role is perfect for individuals looking to build a career in the financial services industry

CORE RESPONSIBILITIES:

Loan Processing

1. Be the direct contact for the Applicants.
2. Track, collect and analyze income and credit documentation with borrowers to monitor loan compliance.
3. Process the file collecting documents and financials for underwriter to be able to completely underwrite a file
4. Ensure all files are processed immediately upon program entry and quarterly thereafter, tracking dates. No file should go longer than three months without being processed.
5. Ensuring all files have all complete documentation for underwriting notating and escalating any delays or issues to VP.
6. Send weekly update to VP for files that require warning notices for non-compliance with loan guidelines or responsiveness
7. Provide excellent customer service to future and current homeowners by answering questions and responding to requests about the process within 24 hours.
8. Assist in the closing scheduling for new home closings by coordinating cross- departmentally with homeowner services to ensure all internal deadlines are met
9. Coordinate and communicate each step of the contract and closing process with Home Purchase borrowers.
10. Once the Underwriter sends all necessary disclosures for each closing through the Loan System, Encompass processor must contact the partner family within 24 hours on how to complete them and answer any questions.
11. Keep up to date on Encompass software updates and become a resident Encompass expert.
12. Attending closings as needed on behalf of Habitat Broward, should the need arise.
13. Comply fully with all federal, state and local laws and regulations, including but not limited to the
14. S.A.F.E Act and its registration, renewal, and updating requirements
15. Closed files should be completely scanned/downloaded into the Processing folder and correctly labeled.
16. Send the closed loan through to the servicer within three business days of closing.
17. Set up all confidential loan files and coordinate with finance for all post-closing needs. Finance can record the closings in the accounting system.

KNOWLEDGE, SKILLS, ABILITIES:

• Advanced in word processing, spreadsheets, and database management
• Ability to quickly learn loan origination software.
• Excellent written and verbal communication skills.
• Ability to become a licensed Mortgage Loan Originator
• Ability to maintain detailed and accurate correspondence logs.
• Solid foundation of mortgage experience
• Exceptionally organized and detail-oriented.

EDUCATION AND EXPERIENCE:

• 1 year of experience in loan processing, underwriting or origination preferred.
• Familiarity with loan documents
• Ability to maintain confidentiality.

PHYSICAL REQUIREMENTS NECESSARY TO PERFORM THIS JOB:

• This position will require sitting at a desk for most of the day and the ability to type.
• Throughout the day, employees will move around the office building to perform various tasks and access files.

This position requires that the individual be on the telephone and at a computer for extended periods
